What's so hard about buying patio furniture? Why not just go online or to a store and pick something pretty and buy it? You can do that, but you may not be happy with how that plays out in the patio area of the dream home you chose among homes for sale in the Triangle. A little planning will help you make the most of your outdoor living space. If you're not sure what questions to ask about a patio furniture purchase, follow the guidelines our real estate agents have put together. 

1. Determine the Space
   This sounds so obvious, but you'll be surprised to learn that some folks just close their eyes, make a purchase, and hope it fits. Don't do that. Measure your space. Decide what you want. Bar stools? A dining table and chairs? Chairs for relaxing and lounging? You may get a good deal ordering online, but when buying furniture, it's always nice to look at it in person. Buying patio furniture in the brick-and-mortar store can show you how big it is, so you can calculate if it will nicely fill the space you have.
   
   
2. How Comfortable is it?
   There's not much point in buying patio furniture just to look at. You'll want people to sit in it and enjoy it. It's important to sit on the furniture to see if it's comfortable. Do you intend to improve the experience by providing comfy cushions? That's helpful, but you also want to see if the chairs, table, or whatever, are the right dimensions.
   
   
3. Are the Materials Weather Resistant?
   These days patio furniture is manufactured from many different materials: wicker, iron, resin, steel, plastic, wood, and others. If you're going to leave your furniture in an uncovered location during the warm season, you may want to choose something weather-resistant and resilient. Leaving the furniture in the heat and humidity will shorten its usefulness. If you're going to keep your furniture in a protected location, you might have better luck with patio furniture made of wood or wicker. Regardless of where you leave it, you may need to do a bit of maintenance every season: painting, replacing cushions, or with wood, even refinishing. 
   
   It's always a good idea to put the furniture up when the season for entertaining is over; at the very least, cover it up and protect it from the elements. Also, think about where you're going to place the furniture: on solid ground or on the patio. If it's going to make contact with the earth. you need to choose materials that can handle being on soggy ground, such as plastic or resin. 
   
   
4. Invest in Quality
   Be aware that plastic, resin, wood, or wicker furniture may look good when you buy it, but if it's used extensively outdoors, UV rays and weather will make it fade so that it loses its looks. If you can afford it, invest in good quality furniture that will stand up to the elements and last a few years. If possible, set it in a protected location.

   You can have some fun when shopping for the right color of patio furniture. It doesn't have to be neutral, black, or brown. Match colors in your landscape or with your house, or go a little wild selecting pillows and cushions that pop.

1. Choosing the Wrong Area Rug Size
   Your area rug is intended to help you frame the furniture in a room. This means that your furniture should be touching or resting on the rug, with some of the rugs still showing. For example, in a bedroom, your bed will rest on the rug, and the rug should still be visible.  In your living room, you want the legs of your furniture to touch the perimeter of the rug. If your rug is too small for your space, you have a few options. In a bedroom, you can place the rug on the side of your bed and use it to anchor your nightstand and sitting chair. For a living room rug that's a tad small, you can try putting just the front legs of your couch and end tables on the rug. The effect should be similar, even with a small rug. Or, you might choose to use the rug in another room and replace it with one that's better suited to the size and layout of the room. 

2. Buying Cheap Linens
   Cheap linens and bedding can detract from a beautifully designed bedroom. You don't have to spend a fortune on your bedding, but you should invest in quality linens in a classic style and colors that compliment the room. This ensures that they'll enhance your bedroom while providing you with a relaxing haven to get an amazing night of slumber. 

3. Thinking All Your Furniture Has to Match
   It's a misconception that you have to use all the pieces from a matching set of furniture. While there's nothing inherently wrong with a set of furniture, it can make the room feel generic and impersonal. Instead, incorporate a few pieces in a complementary hue or with different textures. This will add depth and visual appeal to the room. 

4. Neglecting to Incorporate Enough Lighting
   Raleigh homes for sale that lack ample lighting aren't as appealing to potential buyers as their well-illuminated counterparts. A well-lit room is inviting and shows off your gorgeous pieces. If your current deck is too small, you might plan an expansion or decide to split your outside spaces into your front and back yards. 

4. Research Smart Technology for Your Gardens
   If you worry that you'll forget to water your garden or just prefer to automate the process, now's the time to research and set up smart technology to make the task as simple as possible. You can invest in a smart irrigation system that adjusts its water output based on the weather and current soil conditions. Your plans might involve expanding your outdoor entertaining space. Add smart speakers and lighting so that you can quickly set the tone for your evening. 

5. Craft a Plan of Attack for Pests
   Pests, like mosquitos, flies, and rabbits, keep you from getting optimal enjoyment from your home's outdoor areas. Decide how you want to tackle these pests. You may prefer to add vegetation that will deter the pesky creatures. For example, citronella, catnip, and marigold plants repel mosquitos. Thorny bushes help keep deer away. You can also check that you've removed any items in your yard (like standing water or decaying vegetation) that pests find attractive. Or, it may be better to enact a physical better to keep animals and neighboring pets out of your yard and garden.

Predicting the real estate market is tricky. Case in point: 2020 did not look the way our real estate agents expected it to, but the pandemic brought about a surprising real estate boom. The big question everyone seems to be asking is, will 2021 follow suit? 

Of course, if you plan to list your Raleigh home for sale soon, you probably have a more pressing question: will 2021 be a good time to sell?

Where We Are Today

It's impossible to overstate the impact of the COVID-19 pandemic on the housing market and how widely this impact continues to be felt. In a market that already had a high demand for housing and a lack of inventory, this year has seen that trend skyrocket as many sellers de-listed their homes amid pandemic fears. 

At this point, many of those homes are appearing on the market again, leveling things out somewhat. In fact, home sales increased sharply during the autumn months (up 9.4% in September alone, according to CNBC), and the median purchase price has risen by nearly 15% year-over-year. 

We head toward the end of 2020, still in a strong seller's market. And even as the inventory of available homes creeps upward somewhat, home prices continue to rise, and demand appears to be as strong as ever. 

Looking to the Future

Keeping in mind what we've seen over the past year, we expect the year ahead will continue to offer great opportunities for sellers. Although demand can't sustain forever at its current level, we expect it to level off slowly. Here's what else we predict for the 2021 housing market:

• Home prices will continue to rise.
  It seems certain home prices will continue their trend upward in 2021, at least in most U.S. cities. That includes Raleigh, where the average home sale has increased 10.5% year-over-year according to Redfin, and most homes sell for up to 3% above listing price. 
  
  
• Inventory will remain tight.
  Inventory is the "supply" side of supply and demand. It essentially refers to the total number of homes on the market at any given time. That number declined over the course of 2020, and although we expect to see it rebound slightly in the next year as many sellers re-list their homes, inventory will almost certainly remain tight in 2021, fueling high prices. 
  
  
• Demand will remain high.
  Many people who wanted to buy a home in 2020 weren't able to do so because of the pandemic. Expect a lot of those individuals to resume their efforts in 2021, leading demand to remain high, at least for the time being. With strong demand, we expect home sales to increase, or at the very least remain steady. 
  
  
• Mortgage rates will hover around 3%.
  We expect to see mortgage rates remain fairly consistent going into the next year. When you consider that we left October 2020 at a record low of just 2.8% for a 30-year fixed home loan, that puts buyers in a pretty healthy place. We may see very slight increases but expect mortgage rates to remain around 3%.

At this point, we see no reason to discontinue showings, or open houses, so long as you follow fundamental distancing and hygienic protocols. Try to follow these guidelines:

• Again, keep your distance, even if it seems unfriendly
• Remember: No shaking hands when you meet!
• Drive your own car to showings, rather than traveling with the agent in his or her car
• Minimize touching surfaces in houses
• Bring paper towels, tissues, or disposable gloves with you to hold when you open doors or touch surfaces.
• Try to wash, or wipe down, your hands on the way in and the way out.
• At the open house, keep your distance from other visitors and let the hosting agent sign you in, rather than handle a clipboard or tablet.
