Halloween is only a few days away, and this is the weekend to take part in fall fun and frightful delights!

If you're in the market to buy a home, chances are you will need to take out a mortgage. While a mortgage is a big responsibility, you don't have to do it alone.

If you're having trouble getting approved for a mortgage, you might want to consider adding a co-borrower or even a cosigner. 

Many types of mortgage loans, such as an FHA or Conventional Loan, allow for an occupying or non-occupying co-borrower or cosigner.

Though income, assets, liabilities, and credit history are considered for both the cosigner and co-borrower during loan qualification and underwriting, there is a big difference between the two roles.

What is a Cosigner?

A cosigner does not share the same benefits as a co-borrower. A cosigner is legally responsible for paying back the loan, but does not have ownership of the property and is not listed on the title. 

What is a Co-Borrower?

Co-borrowers share ownership of the property, as well as the legal responsibilities of the loan. 

Using a Cosigner or Co-Borrower

Using a cosigner or a co-borrower could significantly improve your chances of approval on your mortgage—especially if you do not have an established credit history.

Chances of approval can increase if a co-borrower or cosigner is able to improve your debt-to-income ratio.

Debt-to-income, or DTI, is the sum of your monthly debt payments divided by your gross monthly income. Lenders use the DTI number to measure your ability to repay your mortgage each month.    

If you are applying for an FHA mortgage, your co-borrower must:

• Have the required minimum qualifying credit score
• Live in the United States
• Be a relative or close friend
• Approve his/her name to be listed on the mortgage and property title

If you are applying for a conventional loan, your co-borrower must:

• Have a minimum FICO score of 620 to 640
• Live in the United States
• Be a relative or close friend
• Approve his/her name to be on the mortgage, but will not be required to be on the property title

If you have poor credit, a co-borrower or cosigner won't be able to help you qualify for a mortgage. Lenders must use the borrower with the lowest credit score to qualify for a loan.

Ways to Improve Your Credit

To improve your credit, you can:

Check your credit report and credit scores. 

You are entitled to three free copies of your credit report by law. Review your credit score to make sure all information is accurate. If you uncover an error, report it immediately to begin the process of correcting it.

Pay your bills on time. 

The most important step to rebuilding your credit is to make all bill payments on time. Your payment history is the basis for the majority of your credit score, so it is critical that all bills are paid on time.

Keep your credit card balances low. 

Your credit utilization is important, and keeping your balance low shows lenders you can manage your credit responsibly without spending beyond your means. Credit experts recommend using only 30 percent of your available credit.

Protect your existing credit. 

Don't close existing credit accounts in hopes that they will disappear from your credit report or higher your score.

Ready to pick out paint to make your new home your own? Perhaps you're toying with the idea of changing a wall color to refresh a room before you sell? Maybe the front door needs a facelift to boost your curb appeal? No matter what painting project you want to take on, you may soon find that selecting the perfect paint color isn't as easy as it seems.

There are thousands of colors to choose from in varying finishes making it hard to narrow down the best hue for you. Not to mention, that studies have proven that a home's paint colors may have the power to impact its sale both positively and negatively. 

Zillow's 2017 Paint Color Analysis discovered that "walls painted in cool neutrals like blue or gray have broad appeal, and may be signals that the home is well cared for or has other desirable features." Even more interesting, especially to soon-to-be sellers, the study revealed that homes with blue bathrooms, specifically hues of powder blue or pale periwinkle, sold for $5,440 more than anticipated. Zillow's Chief Economist Svenja Gudell added:

"Color can be a powerful tool for attracting buyers to a home, especially in listing photos and videos. Painting walls in fresh, natural-looking colors, particularly in shades of blue and pale gray not only make a home feel larger, but also are neutral enough to help future buyers envision themselves living in the space. Incorporating light blue in kitchens and bathrooms may pay off especially well as the color complements white countertops and cabinets, a growing trend in both rooms."

What paint colors are best?

Fortunately, the pros have weighed in and made some excellent recommendations for the perfect paint colors to choose for your home. Plan to bookmark these paint chip picks. 

Picking a White Paint

It may surprise you, but white is among the hardest paint colors to pick. Just like other hues on the color wheel, white comes in varying shades that appear warm or cool depending on the mix and the colors with which the paint is paired (think trim work and walls).

A paint-picking article published by the Washington Post keys this task up honestly with input from an in-the-know designer; "Neutrals are difficult to select because thought needs to be given to whether a warm or cool tone best suits the project," says Josh Hildreth, a Reston designer. "Natural light and lighting conditions need to be considered."

Picking a Red Paint

With a hot real estate market and low levels of housing inventory, it's quite apparent that Raleigh and the greater Triangle area cities and towns are pretty popular places to call home. In fact, so many people are relocating to the City of Oaks that it just earned a place on a recently released list of the nation's fastest-growing cities.

Determined to spotlight the "cities [that] know the key ingredients for long-term prosperity," WalletHub reviewed 515 cities and towns to quantify economic and population growth and rank those with great gains. 

The financial news website evaluated 15 key factors including population and job growth, household income, number of businesses and startups, venture capital investment, building-permit activity and more.

Raleigh ranked among the top 15 percent on the national list as the 68th fastest growing city in the nation. In the large city category, it scored even higher coming in 10th position only slightly behind the much less affordable West Coast city of San Francisco.

Cary and Durham were included on the fastest-growing midsize cities list, ranking 52nd and 88th respectively.

"With companies like Credit Suisse and Infosys adding thousands of high-paying jobs this year and next, the Triangle area will continue to attract people from all over the country," said Nancy Harner, senior vice president of the Relocation and Corporate Real Estate Services Division at Coldwell Banker Howard Perry and Walston. "There are very few places in the country that can offer all that the Triangle brings to the table—immense career opportunities, affordability, an appealing landscape, and burgeoning cultural and food scenes."

Work in the Triangle

Raleigh and the greater Triangle are home to major employers and well-known companies like IBM Corporation, Cisco Systems, SAS Institute, Red Hat, GlaxoSmithKline, and Lenovo. 

The burgeoning area also has a vast number of startups and growing tech businesses many of which take up shop in Durham's American Underground with significant venture capital investments.

With many of its cities and towns named among the best places to live in the nation, the Triangle is ideal for people in all stages of life.
